Frequently Asked Questions:

1) How close to Disney are my vacation rental homes?
I said very close. From Disney cross RT192 and go down Formosa Garden Blvd. 1 and 1/2 miles and Rolling Hills Estates is on the left. That is close.

2) Do I have to book 7 or 14 nights?
No. You can book any number of nights you want with a 5 day minimum. Any 5 or 6 night bookings will have an addition $75.00 exit cleaning fee added. To figure the rental rate, just add the daily rate based on the weekly rate for the extra number of days required.

3) Do I have to book Saturday to Saturday?
No. You can book any day of the week to start your vacation and any day of the week to end your vacation with the above mentioned minimum.

4) Is there a maximum number of people I can book the vacation rental home?
Yes. The maximum legal limit is 10 per my license with the State of Florida and the County of Osceola.

5) Is the pool heated?
Yes. The pool can be heated during the cooler months in Florida for an additional fee. This is usually November thru April. See the rates page for details.

6) Can I get a crib or stroller?
Yes. I provide these items at no additional fee with advanced notice.

7) What type of payment do you accept?
I accept payment via checks or money orders in US dollars or payment via PayPal.

8) Could you explain the $200.00 refundable security deposit?
Yes. The $200.00 refundable is required at time of booking and holds your dates and rate. The full $200.00 is returned after your exit cleaning / inspection is completed and all is OK. Any damages will be deducted other than normal wear. Things like broken glasses or a fork distroyed in the disposal, you will not be charged for - you are on vacation. Enjoy it. It is usually returned in 1 to 2 weeks if all is OK.

9) Can I get the address to your vacation rental home so I can check on Mapquest or other mapping service?
I do not provide the exact address until the $200.00 refundable security deposit and the full rental fee has been received for security reasons. But I will provide you with a link to display a Mapquest map to get you to the entrance of Rolling Hills Estates.

10) What is the check-in and check-out times?
The check-in time is 4PM and the check-out time is 10AM.

11) Can I arrive early or leave later?
That depends on the schedule of my vacation rental homes and how early or late you are requesting. This will be handled on an individual basis. It may require an addition day rental in some cases.

12) Is there a BBQ available?
Yes. There is a gas grill available for your use and without any additional fees.

13) Is there a clothes washer and dryer available?
Yes, You will have a clothes washer and dryer available for you in the vacation rental home.

14) Do I have to go to another location to get the key and check-in?
No. You will be given the lock code for your stay which will give you access via the electronic key pad. When you arrive in Kissimmee, you will be going directly to my vacation rental home and you are on vacation. Same with check-out, you just leave. Simple.
