TERMS AND CONDITIONS
Please be sure that you, the
guest, have read and understand these terms and conditions and indicate
that you fully understand and agree to these terms and conditions by
your initials on the bottom of the booking form. Thank you.
BOOKING FORM: The
guest must honestly and completely fill out the booking form. Be sure
to sign it and initial the area that you accept these terms and
conditions. The signed and completed booking form then needs to be sent
back to me via email, fax or mail with the $200.00 security deposit.
SECURITY DEPOSIT: The $200.00 security deposit is due at time of booking with the booking form and holds your dates and rate.
Guests are required to pay the $200.00 security deposit as a refundable
security deposit which is added to the total due for the rental rate,
option pool heat and 13% taxes. The refundable security deposit is
returned to the guest after the exit cleaning and inspection is
completed and all is found to be OK. This usually takes about one to
two weeks. The refundable security deposit is usually sent back the
same method it was paid.
PAYMENT: Payment can
be made via money order or personal check in US dollars or via PayPal.
The owners accept all types of payments from PayPal. The owners accept
credit card payments thru PayPal. The total final payment is due 2
months prior to your arrival.
CHECH-IN and CHECK-OUT:
Check-in time is 4PM local time of arrival date. Check-out time is 10AM
local time of departure date. Only the owners can authorize any changes
to these times via special request and scheduling permits.
DURING YOUR STAY:
Rolling Hills Estates is a mix of permanent residents and rental homes.
Therefore while staying in the vacation home, the guest(s) are expected
to be a good and respectful neighbor. The HOA (Home Owners Association)
also has rules that must be followed. Here are a few that generally
apply to rental guests:
No parking in the street. No parking on any lawn areas. No RV setups or
parking. All trash must be put into the trash cans. No plastic bags are
allowed at curbside outside of the trash cans. The trash cans must have
the covers on.
Please keep the doors and windows closed when the A/C or heat is on to conserve electricity.
NO SMOKING in the vacation home. Absolutely NO PETS allowed in or outside the vacation home. Other guests have allergies to these in home pollutants.
CANCELLATION: In the event of any guest cancellation the following applies.
Cancellation before final payment has been paid (more than 60 days
before arrival): The security deposit is forfeited and not refunded
without a future booking. But the security deposit is still valid if
you make a future booking.
Cancellation after final payment has been paid:
For 60 to 30 days prior to your arrival, 50% of final booking fee is forfeited, 50% returned.
For 30 to 0 days prior to your arrival, 100% of final booking fee is forfeited, 0% returned.
The only exception is if the guest can secure another guest to book for
your cancelled dates, in which your final payment would be returned
after the final payment has cleared for the other guest and the other
guest has completed their stay.
LIABILITY: The owner shall not be held liable or responsible for, but not limited to, any of the following conditions:
Weather conditions, travel delays/problems, wars, political problems,
or any other forces of majeure that are beyond the control of the owner.
Death, personal injury, accidents, loss or damage to guests or personal effects, however caused.
The use of the pool, gas grill, or other amenities is entirely at the
guests own risk. Proper safety and parental supervision is required to
ensure a safe stay in the owner’s vacation home.
PROBLEMS/COMPLAINTS:
In the unlikely event there is a problem with the vacation home, the
guest should call the caretaker to have the problem resolved.
INVENTORY ITEMS: The
guest may not remove any items from the rental home. This includes but
not limited to towels, linens, kid’s bedroom theme items. The
guest should report any breakage items to the caretaker. This will
speed up any problems with the exit cleaning / inspection to avoid
delays in the refund of the guest security deposit.
INTERNET ACCESS:
An Internet connection (wired and WiFi) is provided for guests use.
Please note that this service is provided FREE to guests. The owners
will use their best endeavours to ensure that the service is available
for use, but cannot be held responsible for any failures, or
non-availability, of communication lines, hardware or software. Signing
of our booking form is a contract between your party and us and within
the terms of this contract you agree not to download or save any
pornographic, offensive, obscene or illegal material.
